That gap between the county figure and the Glen Rose figure is worth noting rather than ignoring: with only a handful of homes closing each month countywide, one or two higher end sales can pull the median up quickly, so I would not read too much into any single month's number on its own.
For a longer term view, Zillow's Home Value Index for Glen Rose sat at $383,900 as of January 2026, essentially flat over the prior year. That steadier estimate lines up with what I am seeing on the ground: values have held firm and, in many cases, climbed, but this is not the double digit every month run up some headlines make it sound like.
Redfin also shows that 27.0% of listings countywide took a price drop over the past few months, up from a year ago, which tells me buyers still have some negotiating room on homes that are not priced sharply from day one. Well priced, well maintained homes are still selling close to list price and quickly. Overpriced ones are sitting and then adjusting.
Part of what is fueling this is simple population growth. Somervell County was home to an estimated 10,261 residents as of mid 2025, according to the U.S. Census Bureau, up 11.5% since the 2020 census.
