Homes there are also moving faster, spending a median of 42 days on the market, 11 days quicker than last year, and 165 homes changed hands, up 8.4% year over year. Aledo and the rest of the county's western half are seeing similar interest from buyers drawn to the schools, the space, and the shorter commute into Fort Worth.
The biggest factor shaping decisions right now is the cost of borrowing. The 30 year fixed mortgage rate averaged 6.76% for the week ending September 10, 2026, according to Freddie Mac's Primary Mortgage Market Survey, up from 6.35% at this time last year. That higher rate environment is keeping some would be buyers on the sidelines and tempering how aggressively sellers can price, which helps explain why Parker County TX home prices overall have flattened even while a strong pocket like Weatherford keeps appreciating.
For buyers, this is a market where patience and preparation pay off. With inventory holding fairly steady and nearly a third of listings taking a price cut, there is room to negotiate on homes that have sat for a few weeks, and getting pre-approved before you start touring puts you in a stronger position once you find the right one. For sellers, the numbers say the same thing they have all year: homes priced realistically from day one are still selling close to asking price in about ten weeks, while overpriced listings are the ones dragging down the average days on market.
