If you've been keeping an eye on homes for sale in Johnson County Texas this year, you've probably noticed the market feels a little different than it did back in the spring. Here's what the latest numbers in the Johnson County real estate market tell us about where things stand across Cleburne, Burleson, Crowley, and the rest of the county heading into fall.
Over the three months ending in July 2026, the median home sale price in Johnson County landed at $334,020, down just 0.2% from the same period last year, according to Redfin's Johnson County housing market data. That's a small dip, and honestly it reads more like a leveling off than a real correction. After a few years of fast appreciation, Johnson County home prices have settled into a steadier rhythm.
Sales activity has cooled more than prices have. Redfin counted 246 homes sold countywide over that same three month window, down 10.2% year over year. At the same time, homes are actually moving a bit faster than they were a year ago: the median time on market was 68 days, down from 71 days last year, and the typical home sold for 98.5% of its list price, a slight improvement over last year's ratio. Read together, those numbers point to a market where serious, well priced listings are still finding buyers. There's just a smaller pool of active shoppers than during the pandemic era rush.
Zoom into the Cleburne TX real estate market, and the picture is similar but a touch softer on price. Redfin puts Cleburne's median sale price at $283,369 for the three months ending in June 2026, down 3.1% year over year, even as the number of homes sold ticked up slightly. Zillow's data backs up the inventory story: as of the end of June, Cleburne had 279 homes actively listed for sale, with new listings continuing to come on the market and homes going to pending in a median of just 33 days. More homes for buyers to choose from, combined with softer year over year pricing, is a pretty classic sign of a market rebalancing after several hot years.
The most recent countywide days on market figure, tracked through the Federal Reserve's FRED database using realtor.com listing data, shows Johnson County homes spending a median of 61 days on the market in August 2026, continuing that gradual improvement in market speed. A lot of this comes down to mortgage rates holding higher than the ultra low rates buyers got used to a few years ago, plus the usual late summer slowdown as families finish up their moves before the school year starts. Add in a bit more new construction and resale inventory across Burleson and Crowley, and buyers simply have more room to shop around than they did a year or two ago.
For buyers, this is genuinely good news. More inventory, slightly softer prices, and homes sitting on the market a little longer all add up to more negotiating room than we've seen in a while. If you've felt priced out or gotten outbid in previous years, right now is worth a serious look, especially in Cleburne and the smaller communities around it.
For sellers, it means pricing correctly matters more than ever. Homes that are priced right for today's market, not last year's, are still selling in a couple of months and close to asking price. Overpricing in this environment is the fastest way to sit unsold while newer, better priced listings pass you by.
