Mortgage rates just touched a one-year high, yet homes across Johnson County kept finding buyers, and in a couple of our core cities, they found them faster than they did a year ago. That mix of rate headlines and local resilience is exactly what shows up when you dig into this month's numbers.

Countywide, according to Redfin's Johnson County housing data, the median home sale price over the three months ending August 2026 was $323,816, down 3.9% from the same period a year earlier. Homes sold climbed to 284, up 9.1% year over year, and the median time on market fell to 60 days, down from 75 days last year. Redfin's current listings page shows roughly 2,780 homes for sale across the county right now, a healthy amount of choice for buyers compared to the tight years right after the pandemic.

Zoom into Burleson and the picture gets more interesting. Redfin's Burleson data puts the median sale price at $344,772 over the same three month window, down 2.9% year over year, but homes sold jumped 12.3% to 237, and the median days on market dropped to 45, down 9 days from last year. Burleson homes are also fielding an average of 2 offers, which puts its Redfin Compete Score at 58 out of 100, noticeably more competitive than the county overall.

Crowley is telling an even more striking story. Redfin's Crowley data, covering the three months ending July 2026, shows a median sale price of $320,839, up 0.7% year over year, one of the few spots in our service area still posting a gain rather than a dip. Homes sold rose 5.1% to 119, and days on market fell to 70, down 13 days from the prior year.

So why is Johnson County holding up better than the rate headlines would suggest? Freddie Mac's Primary Mortgage Market Survey put the average 30 year fixed rate at 7.03% as of September 24, 2026, up from 6.30% a year ago and a fresh one year high. Normally that kind of jump slows a market down. Here, it looks like slightly softer prices in the county overall are offsetting some of the higher payment, while steady growth along the US 174 and I-35W corridor keeps drawing buyers to Burleson and Crowley specifically, even at today's rates.

For buyers, this is a market that rewards preparation. Countywide inventory gives you room to shop and negotiate, but well located homes in Burleson and Crowley are still moving in six to ten weeks, so get pre-approved and know your must haves before you start touring. Ask your lender about rate buydown options, since even a small reduction can meaningfully change your monthly payment at 7 percent.

For sellers, pricing to today's data matters more than ever. With 2,780 homes competing for buyers countywide, an overpriced listing sits while a well priced one moves in under two months, and Burleson sellers in particular are seeing faster action when they price to the current comps rather than last year's numbers.
